The problem

Commercial property operations are fragmented.

A single property can depend on a dozen or more separate companies, each responsible for one piece and none for the whole. Hiring them individually does not eliminate the management burden. Someone still has to:

  1. Inspect
  2. Prioritize
  3. Procure
  4. Coordinate
  5. Verify
  6. Report

That is the problem MPS solves.

The MPS role

The accountable layer between ownership and the property.

MPS provides oversight of the physical operation of commercial properties on behalf of ownership: assessing conditions, planning maintenance and capital needs, managing vendors, coordinating projects and serving as one accountable point of contact. The trades still do the work they are qualified to do. What changes is who coordinates the whole.

Common questions

Frequently asked questions

What does Milavec Property Services actually do?

MPS provides oversight of the physical operation of commercial properties on behalf of ownership. We inspect the property, prioritize needs, develop scopes and budgets, obtain and compare vendor proposals, coordinate approved work, verify completion and keep ownership informed.

Does MPS perform the work itself or coordinate other vendors?

Both, and every proposal says which. MPS may self-perform select site work where appropriate and coordinates qualified providers for specialty trades such as HVAC, roofing, electrical, asphalt and concrete. Ownership retains visibility into scopes, proposals and authorized work.

Can MPS take on a single project without an ongoing relationship?

Yes. Property recovery, repairs, improvements and capital projects can be scoped and priced individually. A relationship can begin with one project and move into recurring oversight when ownership wants it.

What areas do you serve?

Commercial properties throughout Southeast Michigan, including Oakland, Macomb and Wayne County: Troy, Auburn Hills, Rochester Hills, Bloomfield Hills, Sterling Heights, Warren, Southfield, Farmington Hills, Novi, Royal Oak, Detroit, Dearborn and surrounding communities.
